A Common Springtime Occurrence is Water Damage from Outside Water Spigots

Despite the chilly days this Spring in the Dane County, Madison, WI area, the upcoming forecast looks much warmer. It's that happy time of year to get back outside and tackle yard work.

Due to the bitterly cold winter and the polar vortex this past winter, many people experienced frozen or burst pipes. Despite the warmer weather, the damage from wintertime frozen pipes is unfortunately still to come.

Water damage from an outside spigot typically doesn't present until that outdoor water faucet is turned on again in the Spring. There is an active flow going past that burst section of the waterline, and water will flow through the path of least resistance, leading to water damage from those unknown burst pipes.

Appliance Failures Account for Thirty Percent of Water Damage Claims*

Understanding the most common points of appliance failure in a home can give you significant insight into how you can best protect yourself.

Dishwashers

Dishwasher lines and hoses often break during the middle of a wash cycle. Catastrophic dishwater failures resulting in water damage are typically caused by damaged supply or drainage lines. Water damage can also be caused by damaged dishwasher doors or door gaskets, allowing water to leak out from the front of the dishwasher while in use resulting in a flood of water in your kitchen. 

If your dishwasher does not drain, try some of these tips:

  • Run your garbage disposal to dispose of stuck food and clear the drain. Often, simply running the disposal will get the dishwasher draining again.

Water Heaters

Gas and electric water heaters typically fail due to leaks/cracks, rust or sediment build-up, or inefficient heating elements leading to colder than expected water, with 69% of all water heater failures resulting in slow leaks or sudden bursts. Here are the most common reasons why water heaters leak, according to Thomas & Galbraith.

  • Old tank.  As the unit ages, the parts wear out, the water doesn’t keep its warmth, and leaks occur more frequently. Water heater leaks due to old age sometimes happen because rust forms in the tank. This leads to corrosion, which allows water to exit through cracks. When the water heater reaches the end of its life, the only thing to do is replace it.
  • Drain valve.  This valve loosens over time, which allows water to leak through. However, leaks from the base of the valve indicate that the component isn’t watertight. In this case, a new drain valve is necessary.
  • Too much pressure. Like any plumbing fixture, water heaters deal with naturally occurring water pressure. Pressure occurs in water heaters because the hot water creates steam and fills the space. When this steam has nowhere to go, the pressure becomes too much. Water leaks through any crack in the heater to relieve some of the pressure. 
  • Faulty temperature and pressure relief valve. Water heater leaks also occur because of the temperature and pressure relief valve, known as the T&P valve. This valve helps relieve pressure inside the tank. When this valve doesn’t work, the pressure in the tank increases. Sometimes, the valve is simply loose and requires tightening. However, if the part is faulty, the piece needs a replacement. Lower the pressure in the tank before you deal with T&P valve issues.
  • Sediment collection. As water heaters age, they collect sediment at the tank's bottom, and cracks can form. These cracks allow water to leak through. Tank leaks require an entirely new water heater which is expensive, so clean the tank semi-regularly.

The faster homeowners identify a leak, the less likely they are to experience extreme water damage. 

  • Preventative maintenance. Regular maintenance done by a plumber ensures the water heater doesn’t experience any leaks. Maintenance checks allow plumbers to inspect the entire plumbing system, which means they cover the water heater. They make sure there are no active leaks, and they take a close look at all the components to see if they can cause leaks shortly.
  • Tighten loose parts. Tighten loose parts with a wrench. 
  • Drain and clean tank. A clean water heater tank is less likely to crack due to sediment collection.

After a property experiences water damage, the priority is to dry everything out as quickly as possible.

If not, mold will start growing within 24 to 48 hours. Baseboard, drywall, and insulation are typically removed to dry out the property. Baseboards are the most common items to be detached in the event of water damage. If drywall is not water-saturated above the baseboard, removing the trim and creating dispersed air holes in the baseboard location will generate appropriate airflow for favorable drying conditions. 

Tools You’ll Need for Baseboard Removal:

  • Hammer
  • Putty knife
  • Utility knife
  • Small pry bar
  • Pliers
  • Pencil
  • Step 1: Prep the Baseboards - If caulk or other sealant is present, cut through the caulk with a utility knife to prevent the paint and wood from pulling away with the trim once you start prying.
  • Step 2: Start Loosening the Baseboards -Work a putty knife between the top edge and the wall to loosen the baseboard.
  • Step 3 Pull the Boards from the Wall - Using a pry bar, slide it into the opening. Work your way from one end of the baseboard to the other until it is completely free.
  • Step 4: Remove Any Nails Left in the Trim - Remove any remaining nails through the back of the baseboard with a pair of pliers.
  • Step 5: Number Each Board - When it comes time to reinstall the removed baseboards, taking the extra step of numbering each baseboard will save significant time. Write a number on the back of each board representing the order in which you’ll reinstall them. Then, mark each board number on the section of the wall where it will be reinstalled.

Replacing water-damaged sections of baseboards can be a simple DIY task. As long as there is no excess moisture behind the walls or between the baseboards, the job shouldn’t take more than a few hours.

Winter Weather Worries - Ice Dams

A roof leaking water into your interior walls, ceilings, and floors is not a pretty picture. Ice dams are a leading culprit for water leaks during the winter season. They form when heated air melts roof snow above and behind the dammed up ice when the trapped water cannot safely flow or run off the roof. The ice-dam backflows under the roof's shingles and into interior areas.

Consider these tried and true preventative measures:

  • Start by removing the offending culprit in the first place. Shovel or use a snow rake to remove the snow from your roof.
  • Make sure your attic and rafter space is adequately insulated. Insulation is the first line of defense consideration.
  • Make sure your attic and crawl spaces are well ventilated. The buildup of warm air in open areas above the layer of insulation is what causes snow on the roof to melt then freeze into ice dams in the first place.

  • Replacing heat-generating incandescent and halogen bulbs with compact fluorescent or LED bulbs is an easy way to reduce the amount of unwanted heat in your attic or truss cavities.
  • Try to keep vaulted ceilings cooler than the rest of the home, if possible.

When should I be concerned about water coming inside my structure?

  • Icicles forming on the edge of your roof are the most apparent indicator of ice dams and possible water invasion.
  • Be extra aware when ice accumulates higher than just the edge of the roof, over the gutters, or up onto the roof itself.

When the temperatures drop, one major issue that could come up is a frozen water pipe and it’s potential to bust, leading to flooding and water damage in your commercial or residential property. Learn why frozen pipes are so dangerous, the types of pipes that are most vulnerable to freezing and four signs that a pipe is actually frozen.

Why Are Frozen Pipes Dangerous?

Frozen pipes are a problem for a couple of reasons.

They can create an inconvenience but, more seriously, can cause major damage to your property.

  • Lack of Running Water– The most obvious danger of a frozen pipe is the inability to access running water. This can interfere with your ability to do everyday tasks such as washing the dishes or taking a shower.
  •  Potential to Burst- The second problem that can occur when a pipe freezes is that the pipe actually bursts. Once the actual water in the pipe freezes, pressure is created between the closed faucet and the blockage that can build up to a point that causes the pipe to explode and extensive water damage to your property can occur.

Pipes That Are Vulnerable to Freezing

There are some pipes that are more vulnerable to freezing than others:

  • Exterior Walls- Water pipes that are located along the exterior walls of a home can be vulnerable to freezing. This is because they may not have the adequate amount of insulation protecting them from the exterior temperatures.
     
  • Attics and Basements- Pipes that are located in attics or in basements may also have a greater tendency to freeze. These pipes may not receive the same amount of heat as the rest of the property. If these areas are not used as living space, they also may not be properly insulated.

4 Signs of Frozen Pipes

There are a few clues which can help you determine if you have frozen pipes at your property:

  • The Temperature Is Right- Pipes cannot freeze if it is not cold enough outside for them to do so. Water does not freeze when it is 60 degrees Fahrenheit outside, and neither do pipes. When the temperature falls to 32 degrees Fahrenheit or lower, you should begin to take precautions to prevent vulnerable pipes from freezing.   
     
  • There Is Frost on the Pipe- For pipes that can actively be seen, such as those under sinks, you may be able to see frost that has accumulated on the exterior of the pipe. This can serve as a warning sign that the pipe is frozen before you ever try to turn on the faucet.
     
  • No Water Is Coming Out of the Faucet- Another sign that you may have a frozen pipe on your hands is lack of running water. If you or a tenant turn on a kitchen or bathroom faucet and only a slight trickle of water or no water at all comes out, the water pipe leading to the faucet may be frozen.
  • Strange Smells- A forth potential sign of a blocked pipe is an odd smell coming from a faucet or drain. If the pipe is partially or completely blocked, the only way the odor can escape is back up in the direction of your property.

Act Quickly

Once you are aware that a pipe is frozen, you must act quickly to thaw the pipe. Depending on the location of the pipe and your level of expertise, you can attempt to thaw the pipe yourself or you can contact a licensed plumber to thaw the pipe for you. It is imperative to thaw the pipe as soon as possible, because it has the potential to burst and cause extensive damage to your property.

Vapor Barrier

A vapor barrier is any material used for damp proofing, typically a plastic sheet or as seen in the picture above, Luxury Vinyl Tile can also become a vapor barrier to proper water mitigation.  Many of these materials are only vapor retarders as they have varying degrees of permeability. Vapor barrier is often found behind drywall or between the drywall and studs. Another type of vapor barrier is floating flooring such as laminate or LVT (Luxury Vinyl Tile). When excessive water damage occurs, water can get trapped underneath laminate or LVT, making it impossible to properly dry as it becomes a vapor barrier that traps water underneath. In the event of water damage, they can prohibit drying of wet insulation or sub-floors because the water cannot travel through the plastic vapor barrier. In these situations, we need to remove the vapor barriers so we can effectively dry the insulation in framing and sub-floors.

With regards to floating flooring such as laminate or LVT, often times these new products, that are potentially waterproof, don’t show signs of damage in the event of water loss. However, if there’s been a larger amount of water intrusion into the space, water is most likely trapped underneath this flooring and the flooring will need to be removed in order to dry the structure properly. Some of the Luxury Vinyl Tile flooring types could potentially be reused, but often times they cannot be removed without damaging the flooring.  The LVT adhesive often rips the LVT apart when removing it, thereby requiring new flooring to be placed.

Moisture or water vapor moves into building cavities in three ways: 1) With air currents, 2) By diffusion through materials, 3) By heat transfer. Of these three, air movement accounts for more than 98% of all water vapor movement in building cavities.  A vapor retarder and an air barrier serve to reduce this problem, but are not necessarily interchangeable.

Vapor retarders slow the rate of vapor diffusion into the thermal envelope of a structure. Other wetting mechanisms, such as wind-borne rain, capillary wicking of ground moisture, air transport (infiltration), are equally important.

Usage

The industry has recognized that in many circumstances it may be impractical to design and build building assemblies which never get wet. Good design and practice involve controlling the wetting of building assemblies from both the exterior and interior.  So, the use of vapor barrier should be taken into consideration. Their use has already been legislated within the building codes of some countries (such as the U.S., Canada, Ireland, England, Scotland & Wales). How, where, and whether a vapor barrier (vapor diffusion retarder) should be used depends on the climate. Typically, the number of heating degree days (HDD) in an area is used to help make these determinations. A heating degree day is a unit that measures how often outdoor daily dry-bulb temperatures fall below an assumed base, normally 18°C (65°F).  For building in most parts of North America, where winter heating conditions predominate, vapor barrier are placed toward the interior, heated side of insulation in the assembly. In humid regions where warm-weather cooling predominates within buildings, the vapor barrier should be located toward the exterior side of insulation. In relatively mild or balanced climates, or where assemblies are designed to minimize condensation conditions, a vapor barrier may not be necessary at all.

An interior vapor retarder is useful in heating-dominated climates while an exterior vapor retarder is useful in cooling-dominated climates. In most climates it is often better to have a vapor-open building assembly, meaning that walls and roofs should be designed to dry:[6] either to the inside, the outside, or both, so the ventilation of water vapor should be taken into consideration. A vapor barrier on the warm side of the envelope must be combined with a venting path on the cold side of the insulation. This is because no vapor barrier is perfect, and because water may get into the structure, typically from rain. In general, the better the vapor barrier and the drier the conditions, the less venting is required.

In areas below foundation level (subgrade areas), particularly those formed in concrete, vapor retarder placement can be problematic, as moisture infiltration from capillary action can exceed water vapor movement outward through framed and insulated walls.

A slab-on-grade or basement floor should be poured over a cross-laminated polyethylene vapor barrier over 4 inches (10 cm) of granular fill to prevent wicking of moisture from the ground and radon gas incursion.

Inside a steel building, water vapor will condense whenever it comes into contact with a surface that is below the dew point temperature. Visible condensation on windowpanes and purlins that results in dripping can be somewhat mitigated with ventilation; however, insulation is the preferred method of condensation prevention.

When the temperatures drop, one major issue that could come up is a frozen water pipe and it’s potential to bust, leading to flooding and water damage in your commercial or residential property. Learn why frozen pipes are so dangerous, the types of pipes that are most vulnerable to freezing and four signs that a pipe is actually frozen.

Why Are Frozen Pipes Dangerous?

Frozen pipes are a problem for a couple of reasons.

They can create an inconvenience but, more seriously, can cause major damage to your property.

  • Lack of Running Water– The most obvious danger of a frozen pipe is the inability to access running water. This can interfere with your ability to do everyday tasks such as washing the dishes or taking a shower.
  •  Potential to Burst- The second problem that can occur when a pipe freezes is that the pipe actually bursts. Once the actual water in the pipe freezes, pressure is created between the closed faucet and the blockage that can build up to a point that causes the pipe to explode and extensive water damage to your property can occur.

Pipes That Are Vulnerable to Freezing

There are some pipes that are more vulnerable to freezing than others:

  • Exterior Walls- Water pipes that are located along the exterior walls of a home can be vulnerable to freezing. This is because they may not have the adequate amount of insultation protecting them from the exterior temperatures.
     
  • Attics and Basements- Pipes that are located in attics or in basements may also have a greater tendency to freeze. These pipes may not receive the same amount of heat as the rest of the property. If these areas are not used as living space, they also may not be properly insulated.

4 Signs of Frozen Pipes

There are a few clues which can help you determine if you have frozen pipes at your property:

  • The Temperature Is Right- Pipes cannot freeze if it is not cold enough outside for them to do so. Water does not freeze when it is 60 degrees Fahrenheit outside, and neither do pipes. When the temperature falls to 32 degrees Fahrenheit or lower, you should begin to take precautions to prevent vulnerable pipes from freezing.  
     
  • There Is Frost on the Pipe- For pipes that can actively be seen, such as those under sinks, you may be able to see frost that has accumulated on the exterior of the pipe. This can serve as a warning sign that the pipe is frozen before you ever try to turn on the faucet.
     
  • No Water Is Coming Out of the Faucet- Another sign that you may have a frozen pipe on your hands is lack of running water. If you or a tenant turn on a kitchen or bathroom faucet and only a slight trickle of water or no water at all comes out, the water pipe leading to the faucet may be frozen.
  • Strange Smells- A forth potential sign of a blocked pipe is an odd smell coming from a faucet or drain. If the pipe is partially or completely blocked, the only way the odor can escape is back up in the direction of your property.

Act Quickly

Once you are aware that a pipe is frozen, you must act quickly to thaw the pipe. Depending on the location of the pipe and your level of expertise, you can attempt to thaw the pipe yourself or you can contact a licensed plumber to thaw the pipe for you. It is imperative to thaw the pipe as soon as possible, because it has the potential to burst and cause extensive damage to your property.

Please follow these DOs and DON'Ts to help reduce damage and increase the chances of a successful restoration. 

If you have water damage DO:

  • Do shut off the source of water if possible or contact a qualified party to stop the water source.
  • Do turn off circuit breakers for wet areas of the building, when access to the power distribution panel is safe from electrical shock.
  • Do remove as much excess water as possible by mopping and blotting.
  • Do wipe excess water from wood furniture after removing lamps and tabletop items. 
  • Do remove and prop up wet upholstery cushions for even drying.
  • Do place aluminum foil or wood blocks between furniture legs and wet carpeting.
  • Do remove to safe, dry place any paintings, art objects, computers, documents and other materials that are valuable or sensitive to moisture.
  • Do use wooden clothespins to keep furniture skirting off damp floors.
  • Do hang draperies with coated hangers to avoid contact with wet carpeting on floors.
  • Do hang furs and leather goods to dry separately at room temperature.
  • Do avoid all contact with sewage items contaminated by sewage.
  • Do wash your hands thoroughly after contact with contaminated items.

If you have water damage DON'T:

  • Don't enter rooms with standing water where electrical shock hazards may exist.
  • Don't enter affected areas if electrical outlets, switches, circuit breakers or electrical equipment are exposed to water.  Always avoid electrical shock hazards.
  • Don't leave books, newspapers, magazines or other colored items on wet carpets or floors to cause staining.
  • Don't leave Oriental rugs or other colored rugs on wet carpets to cause staining.
  • Don't use your household vacuum cleaner to remove water, possibly causing electrical shock or damage to the vacuum cleaner.
  • Don't use TVs or other appliances while standing on wet carpets or floors, especially not on wet concrete floors.
  • Don't turn on ceiling fixtures if ceiling is wet or enter rooms where ceilings are sagging from retained water. 
  • Don't spread contaminated water by walking unnecessarily on damaged or wet areas.
  • Don't turn on the HVAC system if there is a possibility of spreading contaminated air.
  • Don't use household fans to dry the structure and spread contaminants. 
  • Don't use products for personal hygiene and cleanliness if exposed to the contaminated areas.

Spring snowmelt often leads to flooding conditions in Wisconsin. This year’s snowfall could make the spring thaw very wet. The following tips will help reduce the impact spring floods have on you and your property.

Advance Preparation

Watch for Pooling Water 

Look for places around your property where water pools and channel it away from buildings. Make sure gutters and downspouts are clear of debris so they can direct water as intended.

Maintain Sump Pump 

If you have a sump pump, check to be sure it is operational before water starts rising. Consider a back-up generator to ensure your pump works when you need it most. Contact your insurance agent to add coverage in case your sump pump fails. 

Raise Storage Goods
