Did you know that one inch of snow on a typical roof melts into about 100 gallons of water? 

Sudden rises in temperature, high-stacked snow deposits, and some additional water from rainfall are a recipe for significant flood damage. Regions like Southern Wisconsin that experienced a snowy and frigid winter are prone to significant flooding incidents when winter begins to recede.

Here are ten ways to minimize the effects of flooding and prevent water damage from snow and ice melt:

  1. Pay Close Attention to Forecasts Please review the following description of the four flood warnings:
  • Flash Flood Warning:  Issued when flooding is imminent or already occurring. If you see or hear this warning, move to higher ground because this type of flood can be a sudden and violent one. It is hard to predict how long it will last and could take minutes to hours to develop, and it can happen even in areas that are not immediately receiving water.  
  • Flood Warning: This kind of warning is issued when flooding is either occurring or is imminent. You need to take action and find a safe place for you and your family.
  • Flood Watch: This warning is issued when the conditions are favorable for a specific hazardous weather event to happen and for flooding to be in the area. It is a preventative warning because it means that flooding could occur. 
  • Flood Advisory: This type of advisory is issued when flooding is not expected, but the possibility is severe enough to issue an advisory. People should take caution because the situation could change.
  1. Power Down Before a Flood - Power off the facility’s main breaker just before the water arrives if it seems likely that electrical outlets will be submerged.
  1. Seal Foundation Cracks - Keep cracks and fissures sealed up with masonry caulk or hydraulic cement to prevent leakage. 
  1. Install a Backflow Prevention Device -  Investing in a backflow prevention device can save you from costly water and sewage damage repairs. A backflow prevention device is used to protect potable water supplies from contamination or pollution due to backflow. 
  1. Install a Sump Pump - Sump pumps keep water from rising to higher levels and drain the water. Sump pumps should be tested and maintained regularly. 
  1. Move Valuables to Higher Ground - Move valuables like rugs, furnishings, and electronics that are below-ground areas to higher ground. Placing concrete blocks at least a foot above expected flood levels can also help if the equipment is too difficult to move above ground. 
  1. Ground Saturation - De-Snow Your Foundation - Snow pile up against the foundation of a building can cause soil oversaturation and undermine a slab foundation or penetrate basements. The is can lead to water damage and potential mold growth in the basement. Shovel that snow pile-up back a safe distance before temperatures rise above freezing.  
  1. Clear Out Downspouts and Sewage Drains - Unclog all downspouts, gutters, and drains before the snow melts to prevent seepage into your property.  
  1. Watch out for Ice Dams - A roof leaking water into your interior walls, ceilings, and floors is not a pretty picture. Ice dams are a leading culprit for water leaks during the winter season. This water seepage can cause mold growth and other damage. The weight of snow alone can cause surprising damage. One foot of snow deposited on an average roof can weigh over 18,000 pounds. The extreme weight of snow can damage the roof structure, leading to water intrusion and damage to the inside of the property.

Winter Weather Worries in Madison, WI - Ice Dams

A roof leaking water into your interior walls, ceilings, and floors is not a pretty picture. Ice dams are a leading culprit for water leaks during the winter season. They form when heated air melts roof snow above and behind the dammed up ice when the trapped water cannot safely flow or run off the roof. The ice-dam backflows under the roof's shingles and into interior areas.

Tips to prevent ice dams from forming on your roof

Consider these tried and true preventative measures:

  • Start by removing the offending culprit in the first place. Shovel or use a snow rake to remove the snow from your roof.
  • Make sure your attic and rafter space is adequately insulated. Insulation is the first line of defense consideration.
  • Make sure your attic and crawl spaces are well ventilated. The buildup of warm air in open areas above the layer of insulation is what causes snow on the roof to melt then freeze into ice dams in the first place.
  • Make sure exhaust fans, plumbing vents recessed ceiling fans, and anything penetrating through your roof are sealed and insulated.
  • Add properly installed heat tape to the lower few feet of the roof in areas where ice dams are likely to occur.
  • Recessed lighting in a ceiling such as in an attic, truss cavity, or soffits can create a tremendous amount of heat that rises and melts snow on the roof. Recessed lights are seldom insulated and sealed correctly.
  • Replacing heat-generating incandescent and halogen bulbs with compact fluorescent or LED bulbs is an easy way to reduce the amount of unwanted heat in your attic or truss cavities.
  • Try to keep vaulted ceilings cooler than the rest of the home, if possible.

When should I be concerned about water coming inside my structure?

  • Icicles forming on the edge of your roof are the most apparent indicator of ice dams and possible water invasion.
  • Be extra aware when ice accumulates higher than just the edge of the roof, over the gutters, or up onto the roof itself.
  • If ice forms underneath the soffits through the vents, on the wall, or under windows, water is invading your structure.

Tips to Help Prevent Frozen Pipes from Bursting Near You

Water has a unique property of expanding as it freezes that can cause pipes to crack and then burst. The ensuing rush of water can cause considerable damage to your property if not addressed quickly. SERVPRO of Dane County West is faster to any size disaster, bringing the latest equipment and training to help make your water damage "Like it never even happened."

Take a few simple steps now to prevent suffering and grief down the road.

  • Inspect outdoor faucetsNow.  Find the indoor shut-off valve for the outdoor faucet in the basement or crawl space and shut it off. Then open the outdoor faucet to help ensure it relieves pressure and drains completely.
  • Make sure that your heating system is maintained regularly. Also, inspect the insulation on all of your plumbing as well as your cold water tank. Units in the attic should be protected with insulated sleeves. 
  • During severe cold snaps, open cabinets where pipes are exposed so warm air can circulate.
  • Third, keep your heat on throughout the winter months. During harsh, cold months, the chances of your pipes freezing increases as the temperature plummets. 
  • Clean your gutters so melting snow and ice can flow freely
  • Open cabinet doors below sinks. It will help allow warm air to circulate.
  • Drain your water system if you are away for an extended time.
  • Disconnect all gardening hoses and install covers on all outside faucets.
  • Wrap pipes nearest exterior walls and in crawl spaces with pipe insulation or with heating tape.
  • Close all windows near water pipes; cover or close open-air vents. Freezing temperatures combined with wind drafts can cause pipes to freeze more frequently.
  • Heat your basement and consider weather sealing your windows.
  • Insulate outside walls and unheated areas of your home.

Monitor Freezing Pipe Conditions:

  • The first sign of freezing is reduced water flow from a faucet.
  • Check your faucets for water flow and pressure before retiring for the night and again when you wake up.
  • Check pipes around your water meter, in unheated areas, near exterior walls, and in crawl spaces.
  • Identify cold air drafts coming in from a flue or chimney chase and caulk gaps near pipes.

If a Pipe Freezes:

  • If a faucet or pipe inside your house freezes, you can thaw it using a good hairdryer. (For safety purposes, avoid operating a hair dryer around standing water.)
  • When thawing a pipe, start thawing it nearest to the faucet. Make sure the faucet is turned on so that melted water can drip out.

If a Pipe Bursts:

  • Shut off water at the main valve.
  • If the break is in a hot water pipe, the valve on top of the water heater should be closed.

With temperatures dropping daily here in the Dane County, Madison, WI area, here are some tips to help you prepare for the winter months to come.

  • Keep cabinet doors open during cold spells. This allows warm air to circulate to prevent pipes from freezing and bursting. 
  • Consider shutting off outdoor faucets to prevent frozen pipes from bursting.  Find the shut-off valve in the basement or crawl space and turn it off. 
  • If you follow the previous step, then open the outdoor faucet to help ensure it drains completely and the inner valve is shut off. 
  • Ensure gutters are clean and secure. Leaves and debris accumulate, causing a damming effect on gutters, leading to roof problems and water damage. 
    • Ice dams are a leading culprit for water leaks during the winter season. Ice dams form when heated indoor air melts roof snow. The melted snow collects on unheated eaves and starts freezing, creating ice dams. When heated air melts roof snow above and behind the dammed ice, trapped water cannot safely flow or run off the roof—the ice dam backflows under the roof's shingles and into the structure's interior areas.
  • Proper maintenance of your furnace can help reduce the risk of furnace malfunctions like puff-backs that cause extensive fire damage. 
  • A puff-back is a messy furnace malfunction that occurs when an oil burner backfires, sending soot throughout your home or business. It can happen all at once, covering an interior in grimy soot, or a puff-back can leak soot particles more gradually.
  • Puff-backs can also be caused by a partly clogged or cracked nozzle, improper nozzle angle, cracked electrodes, poor adjustment of the air-fuel mixture, a defective spark transformer, shorted ignition cables, or dirty or low-grade fuel.
  • The aftermath is usually the main problem. Walls, ceilings, carpets, furniture, and curtains are coated with a fine film of soot and smoky streaks. As a rule, the damage worsens with a forced-air heating system or central air-conditioning because the ductwork provides a path through the house, even into closets.

There is an ENHANCED threat of severe weather on Tuesday, August 10, 2021, for Madison, WI, and surrounding areas.

According to NBC 15, August 10 is an ALERT DAY  - Tracking dangerous heat and a line of severe storms that can produce high winds, power outages and could also produce large hail. 

MADISON, Wis. (WMTV) - Tuesday is a FIRST ALERT WEATHER DAY due to the potential for dangerous heat and severe weather. Heat index values Tuesday afternoon could be as high as 105 degrees.

The focus will turn away from the heat and towards the threat of a storm late Tuesday afternoon in Dane County, WI.

A line or broken line of strong to severe storms will potentially impact the area Tuesday evening. The storm could produce 70 miles per hour wind gusts. If wind gusts this strong develop, wide-spread tree damage and power outages will be possible.

Sump Pump Failures - Power Outage from Storms Most Common Failure

The American Society of Home Inspectors did a study that showed more than 60% of American homes suffer from underground wetness or water damage, and there’s a likelihood that an even larger percentage will deal with a flooded basement at some point. It doesn’t always take a large amount of water to create a large amount of damage. It takes very little standing water and relatively little time for mold and mildew to take over and create problems if not treated properly.

At SERVPRO of Dane County West, a significant percentage of water damage in basements is caused by sump pump failures. The popularity of sump pumps has grown exponentially in the past couple of decades, largely in part to a legal amendment to the US Federal Clean Water Act in 1987 that requires certain homes to have a sump pump, even if they are not necessarily high-risk for floods.

Here are some common reasons for Sump Pump Failure:

1. Power Failure - The most common cause of sump pump failure is an electrical power outage. To prevent this, have a backup generator that can be manually activated. If your primary pump mechanically fails, though, a generator cannot help in this situation. But in the event of a storm where the power is knocked out for any length of time, a backup generator can be a lifesaver.

2. The Sump Pump is the Wrong Size - If you have an incorrectly sized pump or are not installed properly, there will most likely be a problem.

3. Improper Installation - Installing a sump pump must be done exactly right. The manufacturer’s instructions must be followed carefully for the installation to avoid severe water damage down the road. Most manufacturers recommend or require a check valve to be installed on the discharge line. If not installed, the back-flow of water can cause the pump impeller to rotate backward and unscrew off the motor shaft. In this scenario, you will still hear the pump motor running, but it would not be pumping any water.

Most manufacturers require drilling a small air relief hole in the discharge line between the pump and the check valve to prevent the pump from overcoming the air pressure in the discharge pipe. The discharge pipe must be of the required diameter.

Lastly, the sump pump pit should not be set in dirt or gravel. This causes debris to enter your pump and interfere with the on/off switch or float arm.

4. Switch Problems - The leading mechanical cause of sump pump problems is a switch problem. This occurs when the pump shifts from its position inside the basin, rendering the float ineffective. Float is responsible for the smooth operation of the on/off switch. Your sump pump relies on both the switch and the float arm mechanisms to operate effectively.

5. Lack of Maintenance - Some pump manufacturers recommend the pump to be run every 2-3 months. Some recommend a yearly program completed just before the rainy season hits.

Here are some additional manufacturer recommendations:

  • If there is a backup pump, unplug the primary pump and run the backup pump to make sure it works properly
  • When testing your sump pump, go outside to make sure it is discharging water
  • Sometimes the pump can run but not pump any water. This means the impeller has disengaged from the pump shaft, or the check valve is installed backward.
  • Check the operation of the float to make sure it is not restricted
  • Clean out the air hole in the discharge line
  • Listen for any unusual noises when the motor is running
  • Replace the battery on the backup sump pump every 2 or 3 years

6. Frozen or Clogged Discharge Lines - If water cannot exit your home through the discharge line, your system will not work. Keeping the discharge pipe protected from freezing and free of sticks, dirt, rocks, and other debris is important. Protecting the water’s exit point of the discharge pipe will keep debris and animals out of the system, making it optimal for your sump pump.

The grated covering will not stop the lines from freezing or becoming blocked by ice and snow. A special grated discharge line attachment should help; it is placed near your home on the discharge line. It includes openings that give water a way to flow out of the pipe if the line is blocked further down.

7. Product Defect - Though rare, product defect is always a possibility and does happen. It is wise to test the pump when it is initially installed to ensure it operates properly.

You can avoid many of these issues and give a longer lifespan to the equipment by performing regular maintenance.

After any water damage situation, your primary focus should be safety first.

  • Is it safe to stay in the house?
  • Electrical and "slip and fall" hazards are some of the most prevalent concerns.
  • Only do activities that are safe for you to perform.
  • Wet materials are heavy. Be careful!

Contaminated water, also known as Category-3 "black" water, has chemicals, microbes, or physical alterations. Sources for Category-3 water could include flooding from rivers or streams, water from beyond the toilet trap, or standing water that has begun to support microbial growth. Category 3 water may contain untreated sewage, harsh chemicals, microbes, and water from flooding rivers and streams or a sewer backup.

If you have water damage from storm damage, flooding, or sewage overflow, here are some tips until help arrives. 

Do: 

  • Do: Avoid all contact with sewage and items contaminated by sewage. 
  • Do: Wash your hands thoroughly after contact with contaminated items. 
  • Do: Stay out of affected areas of harmful waste (sewage, blood-borne pathogens, etc.)

Lightning is one of the leading causes of weather-related fatalities. Though the odds of being struck by lightning in a given year are only 1 in 500,000, some factors can put you at greater risk for being struck.  

Here are a few lightning safety tips.

Be aware. Check the forecast before participating in outdoor activities.  If it calls for thunderstorms, postpone your trip or activity, or make sure adequate safe shelter is available.

Go indoors.  Remember the phrase, "When thunder roars, go indoors." Find a safe, enclosed shelter when you hear thunder.  Safe shelters include homes, offices, shopping centers, and hard-top vehicles with the windows rolled up.

Avoid windows, doors, porches, and concrete.  Do not lie on concrete floors and avoid leaning on concrete walls.  Lightning can travel through any metal wires or bars in concrete walls or flooring. 

Avoid water.  Do not bathe, shower, wash dishes, or have any other contact with water during a thunderstorm because lightning can travel through a building's plumbing.

Avoid electronic equipment.  Do not use computers, laptops, game systems, washers, dryers, stoves, or anything connected to an electrical outlet.  Lightning can travel through electrical systems, radio and television reception systems, and any metal wires or bars in concrete walls or flooring.  Equip homes and offices with whole-house surge protectors to protect appliances.

What is a Flood Cut and When is It Required?

What is a Flood Cut? 

A flood cut involves removing a minimum of at least 12 inches and sometimes up to four feet of drywall starting above where water damage ends. 

This procedure opens the structure to remove all contaminants and to be dried both internally and externally. Once the area is completely dried, we can repair the wall to its preloss condition.

Restoration Professionals recommend flood cuts when water damage is classified as Cat2/grey water or Cat3/black water. Category 3 water is grossly unsanitary and includes water from rivers, streams, storm surges, ground surface water, or water that has been stagnant for over 3 days. Category 2 water refers to water with contaminants, such as water from a dishwasher or washing machine. If Category 2 Water or Greywater is not promptly removed from the property or has remained stagnant for over three days, it becomes reclassified as Category 3 Water. Drywall cuts allow contaminants to be removed and ensure that a home or building is safe to return to.

What determines doing a flood cut?

  1. Contaminated Water - When contaminated water invades your home from sewage, rising waters from rivers or streams, storm surges, or ground surface water typically contains biological contaminants such as bacteria and fungi that can cause severe sickness. This water is known as category 3/black water, the most severe category, and requires a flood cut.

Consider the following steps you can take now to help minimize additional damage to your home, business, and possessions.

If the water is considered “clean” water – if it is not groundwater or sewage backup – follow these steps:

  • Once the authorities have said it is safe to enter your home or business, ensure your electricity is turned off before entering the flooded structure.
  • Remove and prop wet upholstery and pillow cushions for drying.
  • Place aluminum foil or wood blocks between furniture legs and wet carpeting.
  • Remove any valuable paintings and art objects to a safe, dry place.
  • Wipe excess water from wood furniture after removal of lamps and tabletop items.

If the water has entered the structure through the flooding of a creek, stream, or river, or if it has filtered through insulation during its intrusion, it is considered to be contaminated, Category 3 black water, and could be hazardous to your health.

Did you know that one inch of snow on a typical roof melts into about 100 gallons of water? 

Sudden rises in temperature, high-stacked snow deposits, and some additional water from rainfall are a recipe for significant flood damage. Regions like Southern Wisconsin that experienced a snowy and frigid winter are prone to significant flooding incidents when winter begins to recede.

Here are ten ways to minimize the effects of flooding and prevent water damage from snow and ice melt:

  1. Pay Close Attention to Forecasts Please review the following description of the four flood warnings:
  • Flash Flood Warning:  Issued when flooding is imminent or already occurring. If you see or hear this warning, move to higher ground because this type of flood can be a sudden and violent one. It is hard to predict how long it will last and could take minutes to hours to develop, and it can happen even in areas that are not immediately receiving water.  
  • Flood Warning: This kind of warning is issued when flooding is either occurring or is imminent. You need to take action and find a safe place for you and your family.
  • Flood Watch: This warning is issued when the conditions are favorable for a specific hazardous weather event to happen and for flooding to be in the area. It is a preventative warning because it means that flooding could occur. 
  • Flood Advisory: This type of advisory is issued when flooding is not expected, but the possibility is severe enough to issue an advisory. People should take caution because the situation could change.
  1. Power Down Before a Flood - Power off the facility’s main breaker just before the water arrives if it seems likely that electrical outlets will be submerged.
  1. Seal Foundation Cracks - Keep cracks and fissures sealed up with masonry caulk or hydraulic cement to prevent leakage. 
  1. Install a Backflow Prevention Device -  Investing in a backflow prevention device can save you from costly water and sewage damage repairs. A backflow prevention device is used to protect potable water supplies from contamination or pollution due to backflow. 
  1. Install a Sump Pump - Sump pumps keep water from rising to higher levels and drain the water. Sump pumps should be tested and maintained regularly. 
  1. Move Valuables to Higher Ground - Move valuables like rugs, furnishings, and electronics that are below-ground areas to higher ground. Placing concrete blocks at least a foot above expected flood levels can also help if the equipment is too difficult to move above ground. 
  1. Ground Saturation - De-Snow Your Foundation - Snow pile up against the foundation of a building can cause soil oversaturation and undermine a slab foundation or penetrate basements. The is can lead to water damage and potential mold growth in the basement. Shovel that snow pile-up back a safe distance before temperatures rise above freezing.  
  1. Clear Out Downspouts and Sewage Drains - Unclog all downspouts, gutters, and drains before the snow melts to prevent seepage into your property.  
  1. Watch out for Ice Dams - A roof leaking water into your interior walls, ceilings, and floors is not a pretty picture. Ice dams are a leading culprit for water leaks during the winter season. They form when heated air melts roof snow above and behind the dammed up ice when the trapped water cannot safely flow or run off the roof. Ice-dam backflows get under the roof's shingles and into interior areas. 
  1. Remove Rooftop Snow and Inspect the Roof for Damage - Slow seepage for snowmelt on the roof can saturate insulation through holes that were small before winter began but have widened by the freeze/thaw cycle. This water seepage can cause mold growth and other damage. The weight of snow alone can cause surprising damage. One foot of snow deposited on an average roof can weigh over 18,000 pounds. The extreme weight of snow can damage the roof structure, leading to water intrusion and damage to the inside of the property.   

Your facility’s roof and foundation are key areas to defending your property against annual snow and ice melt flooding. A plan to minimize snowmelt will help you save on costly water damage repairs.

Extreme Winter Weather in Dane County, Wisconsin

February 2021 is shaping up as a month that won’t soon be forgotten when it comes to weather for Wisconsin, mostly due to the extended stretch of bitter cold from this year's polar vortex and above-average snowfall.

Cold Weather Issues:

The most common type of damage SERVPRO of Dane County West sees during these extreme cold weather events is water damage due to frozen pipes. In general, pipes are more likely to freeze when the temperature is below 20 degrees Fahrenheit. The resulting water damage can be extensive. Outdoor pipes and pipes in unheated areas of the home can freeze if they are not properly insulated or if temperatures are severely cold.

Outdoor pipes most likely to freeze include:

  • Outdoor hose bibs
  • Swimming pool supply lines
  • Water sprinkler lines

Pipes in unheated or partially heated areas are also at risk of freezing, including:

  • Basements
  • Crawl spaces
  • Garages

Another potential hazard to consider as the snow/ice begins to melt is damage to your roof and ice dams. An ice dam is formed when the snow melts unevenly on a roof and refreezes into a dam at the roof's edge, near the eaves. This dam prevents any further snowmelt from draining off of the roof. This standing water can back up under shingles, leak into a home, and cause significant water damage to ceilings, walls, and other areas. Ice dams can also tear off gutters and loosen shingles.

Snow and ice can cause significant damage to your gutters and roof. The additional weight of snow and ice can even cause a roof to collapse. When there’s a cold snap, water can get into cracks and small spaces and expand when it freezes, causing larger cracks and more damage. The repetition of freezing and thawing cycles can cause small cracks to get larger.

What You Can Do Until Help Arrives

  • Don't leave books, magazines, or other colored items on wet carpet or floors.
  • Don't use your household vacuum to remove water.
  • Don't use television or other household appliances.
  • Don't turn on ceiling fixtures if the ceiling is wet, and keep out of rooms where ceilings are sagging.

A blast of Arctic air from Canada has ushered in the winter season's coldest air 

According to CBC News, this push of Arctic air is due to a rather convoluted pattern across the Arctic and Polar Regions, which started to evolve in early January. At that time, a phenomenon known as Sudden Stratospheric Warming took place high above the North Pole in which the temperatures 50,000 to 100,000 feet above the ground spiked 100 degrees Fahrenheit in a few days. This is a natural occurrence that happens, on average, every couple of years.

On Monday, a small portion of the cold air mass will slip eastward, bringing colder air to the Northeast with wind chills in the single digits. But the bulk of the arctic air will remain in the Midwest. Here in the Dane County, Madison, WI area, we will see temperatures below zero for many days this week.

Cold conditions of this magnitude can also lead to other issues such as freezing & bursting pipes that can cause water damage. Pipes can freeze and eventually burst in below-freezing temperatures. Water has a unique property of expanding as it freezes that can cause pipes to crack and then burst. The ensuing rush of water can cause considerable damage to your property if not addressed quickly.

To prevent pipes from freezing, here are a few steps you can take.

  • Keep the thermostat set to the same temperature during day and night.
  • Insulate pipes in attic & crawl spaces.
  • Seal leaks that allow cold air inside near where pipes are located.
  • Open kitchen and bathroom cabinet doors to let warmer air circulate the plumbing. (If you have small children, be sure to remove any harmful cleaners and household chemicals.)
  • Let the cold water drip from a faucet served by exposed pipes (think basement utility sinks or laundry sinks). Running water through the pipe, even at a trickle, can help prevent pipes from freezing.
  • Keep garage doors closed, especially if there are water supply lines in the garage. Consider some insulation around the windows and doors to help.

Winter Weather Warnings, Watches and Advisories

As February begins, we are in the midst of winter here in the Dane County, Madison, WI area.

It can be hard to predict dangerous storms, but the National Weather Advisory has developed signs to help keep us prepared and stay safe. In addition to the winter weather storms, there is also the possibility of flooding once the snow melts. Fortunately, the National Weather Service will issue the following flood warnings, and understanding them could make the difference to keep your family and property safe.

Pipes can freeze and eventually burst in freezing temperatures.

Water has a unique property of expanding as it freezes that can cause pipes to crack and then burst. The ensuing rush of water can cause considerable damage to your property if not addressed quickly. Take a few simple steps now to prevent suffering and grief down the road.

  • Inspect outdoor faucetsNow.  Find the indoor shut-off valve for the outdoor faucet in the basement or crawl space and shut it off. Then open the outdoor faucet to help ensure it relieves pressure and drains completely.
  • Second, make sure that your heating system is maintained regularly. Also, inspect the insulation on all of your plumbing as well as your cold water tank. Units in the attic should be protected with insulated sleeves. 
  • During severe cold snaps, open cabinets where pipes are exposed so warm air can circulate.
  • Third, keep your heat on throughout the winter months. During harsh, cold months, the chances of your pipes freezing increases as the temperature plummets. 
  • Clean your gutters so melting snow and ice can flow freely
  • Open cabinet doors below sinks. It will help allow warm air to circulate.
  • Drain your water system if you are away for an extended time.
  • Disconnect all gardening hoses and install covers on all outside faucets.

  • Close all windows near water pipes; cover or close open-air vents. Freezing temperatures combined with wind drafts can cause pipes to freeze more frequently.
  • Heat your basement and consider weather sealing your windows.
  • Insulate outside walls and unheated areas of your home.

Monitor Freezing Pipe Conditions:

  • The first sign of freezing is reduced water flow from a faucet.
  • Check your faucets for water flow and pressure before retiring for the night and again when you wake up.
  • Check pipes around your water meter, in unheated areas, near exterior walls, and in crawl spaces.
  • Identify cold air drafts coming in from a flue or chimney chase and caulk gaps near pipes.

If a Pipe Freezes:

  • If a faucet or pipe inside your house freezes, you can thaw it using a good hairdryer. (For safety purposes, avoid operating a hair dryer around standing water.)
  • When thawing a pipe, start thawing it nearest to the faucet. Make sure the faucet is turned on so that melted water can drip out.

If a Pipe Bursts:

  • Shut off water at the main valve.
  • If the break is in a hot water pipe, the valve on top of the water heater should be closed.

Tips for Preparing for Storm Emergencies

While it may be challenging to prepare for unpredictable thunderstorms, tornadoes, and flooding, there are steps you can take now to help ensure you are ready if disaster strikes. Consider the following tips when preparing for an approaching storm.

BEFORE THE STORM

  • Build an emergency supply kit that includes the following recommended items from the Federal Emergency Management Agency:
    • Water (one gallon per person per day)
    • Food (non-perishable 3-day supply)
    • Manual can opener
    • Battery operated radio, preferably an NOAA Weather Radio.
    • Flashlight and extra batteries
    • First aid kit
    • Whistle to signal for help
    • Clothing
    • Dust masks or bandannas
    • Plastic sheeting, garbage bags, and duct tape
    • Wrench or pliers to turn off utilities
    • Hygiene items
    • Relevant documents; copies of insurance policies, identification, and bank account information

Sump Pump failures are a common cause of basement floods in the Dane County, Madison, and WI areas.

Sump-Pumps remove water from beneath your property's foundation and channels it away from the foundation walls, even when it's not raining. When a sump pump malfunctions, it can lead to flooded basements, causing extensive water damage. Sump pumps can also fail from mechanical failure, improper installation, or even clogged pipes. 

Sump pumps, like a furnace or appliance, requires timely maintenance. It's also important to talk to your Insurance Agent to discuss sump-pump coverage. If the system ever fails or the power goes out, water overflow may likely occur. You're typically not covered for this type of damage with your homeowner's insurance. Adding water back-up and sump pump overflow coverage gives you an extra layer of protection.

There are several reasons a sump pump can fail and what you can do to prevent it:

Preparedness For Pets

Pets are just as important as any family member to most people, so why would you not make them a part of your preparedness planning?  These are several things you can do to make sure they stay safe as well during an emergency. 

Pet Emergency Kit

Ready.gov/animals lists the below items as essential to building your Pet Emergency Kit. 

Food. At least a three day supply in an airtight, waterproof container.

Water. At least three days of water specifically for your pet.

Medicines and medical records.

Important documents. Registration information, adoption papers and vaccination documents. Talk to your veterinarian about micro-chipping and enrolling your pet in a recovery database.

First aid kit. Cotton bandage rolls, bandage tape and scissors, antibiotic ointment, flea and tick prevention, latex gloves, isopropyl  alcohol, and saline solution.  Including a pet first aid reference book is a good idea too. 

Collar or harness with ID tag, rabies tag and a leash. 

Crate or pet carrier. Have a sturdy, safe crate or carrier in case you need to evacuate.  The carrier should be large enough for your pet to stand, turn around and lie down.  

Sanitation. Pet litter and litter box if appropriate, newspapers, paper towels, plastic trash bags and household chlorine bleach. 

A picture of you and your pet together. If you become separated, picture of you and your pet together will help you document ownership and allow others to assist you.  Add species, breed, age, sex, color and distinguishing characteristics. 

Familiar items. Familiar items, such as treats, toys and bedding can help reduce stress for your pet. 

Evacuations

While practicing fire escape or evacuation plans, be sure to include pets.  If an evacuation happens, don't leave pets behind as they can be lost or injured. 

Identification

Micro-chipping pets is a great way to locate them.  Most veterinary clinics and shelters have scanners that will read the microchip information to help find a pet's owners.

What to do in the event of Extreme Flooding

Historic flooding occurred on August 20th in our SERVPRO of Dane County West territory from over a foot and a half of rain in six hours. A state of emergency was declared by the State of Wisconsin for Dane County. Officials here said flooding caused more than $150 million in damage locally. And all local lakes reached 100-year levels.

What to do after clean water floods your house or business! 

DO:

  • Do: Shut off the source of water if possible or contact a qualified party to stop the water source.
  • Do: Turn off circuit breakers for wet areas of the building, when access to the power distribution panel is safe from electrical shock.
  • Do: Wipe excess water from wood furniture after removing lamps and tabletop items.
  • Do: Remove and prop up wet upholstery cushions for even drying.
  • Do: Place aluminum foil or wood blocks between furniture legs and wet carpet.
  • Do: Remove to a safe, dry place any paintings, art objects computers, documents and other materials that are valuable or sensitive to moisture.
  • Do: Hang draperies with coated hangers to avoid contact with wet carpeting or floors.
  • Do: Hang furs and leather goods to dry separately at room temperature. 

Don't:

  • Don't: Enter rooms with standing water where electrical shock hazards may exist.
  • Don't: Enter affected areas if electrical outlets, switches, circuit breakers or electrical equipment are exposed to water.  Always avoid electrical shock hazards.
  • Don't: Leave books, newspapers, magazines or other colored items on wet carpets or floors to cause staining.
  • Don't: Use your household vacuum cleaner to remove water, possibly causing electrical shock or damage to the vacuum cleaner.
  • Don't: Use TVs or other appliances while standing on wet carpets or floors, especially not on wet concrete floors.
  • Don't: Turn on ceiling fixtures if ceiling is wet or enter rooms where ceilings are sagging from retained water.

Anxious eyes turn to skies as possible heavy rain could worsen historic flooding!

It is the start of the third week of historic flooding in our SERVPRO of Dane County West territory and we have now received a foot and a half of rain. A state of emergency has been declared by the State of Wisconsin for Dane County. Officials here say flooding has caused more than $100 million in damage locally. And local lakes have reached 100-year levels.

The Middleton Chamber of Commerce emailed the following information on Middleton’s current storm status.

Flood Recovery Information 

August 24, 2018

A few notes and reminders in the flood aftermath:

As of August 23, the City of Middleton had estimated roughly $6 million in public damage and $17+ million in private damage. The early damage assessments were helpful.  Many Deming Way businesses are closed and may remain so for weeks.

While Dane County and Wisconsin have made emergency declarations, FEMA has not yet done so.  FEMA's business aid is typically through low interest SBA loans, not direct payments.  We are starting to see local low interest loan availability and WEDC may have some options that we'll share next week.

Our advise is to start your cleanup and not wait for "aid". Insurance and loans may be the only restoration funding sources. We wish we had better news.

Transportation:

Highway 14 is now open to Pleasant View Road.

Century Avenue is currently closed (8/24 11:00am) between Branch Street and Old Fork Rd in both directions for sinkhole repairs in the roadway. Use detours.

Record May Rainfall Creates Flood Potential

It is only the middle of the month of May and Dane county has already received 7.5 inches of rain, well above a normal one-and-a-half inches for this month. Ironic that this month follows a record snow fall for April but two wet months together can have an impact on spring flooding on  your property.

Advance Preparation

Prepare in advance with a SERVPRO Emergency Ready Profile  (ERP). Our convenient mobile app stores all your utility and emergency response information in one place, so you can access this information from your smartphone or computer.

Watch for Pooling Water 

Look for places around your property where water pools and channel it away from buildings. Make sure gutters and downspouts are clear of debris so they can direct water as intended.

Maintain Sump Pump 

If you have a sump pump, check to be sure it is operational before water starts rising. Consider a back-up generator to ensure your pump works when you need it most. Contact your insurance agent to add coverage in case your sump pump fails. 

Raise Storage Goods 

Use shelving and/or pallets to keep storage items off the floor to reduce the impact of small floods. In many situations, raising boxes just a few inches will be enough to keep storage goods above the water line. 

Cut Power if Necessary 

As rising water approaches the level of electrical outlets, you risk having a live current flow through all the water. Cut the power if you can safely do so without standing in water. Otherwise, evacuate and contact an electrician to cut the power before you go back in for recovery.

Keep Storm Drains Clear

If you see water pooling around a storm drain, the drain may be clogged with debris. Clearing the debris will help keep the water flowing away from your neighborhood.

Consider Flood Insurance 

Homeowners insurance will not cover floods; you must purchase a separate policy for flood protection. When all else fails, flood insurance will provide you the means to respond to a catastrophic flooding event.

Be Aware on the Road 

Be careful when driving during spring storms, especially when you hear flash flood warnings. Never drive into fully submerged roadway. The water surface will be at the same level as the pavement you can see. This view can deceive you into thinking the water is shallow because you cannot see how the road dips under the surface.

Water Damage Mitigation Experts

Here are a few of the tools used by your local SERVPRO® Dane County West to mitigate water damage. 

PORTABLE EXTRACTORS: Extractors are used for cleaning carpets, cleaning upholstery, and removing water from floors after a water loss. An extractor has three major components: a heater, a pump, and a vacuum system. Restoration Technicians use this machine for variable heat-controlled cleaning, including to heat the rinse solutions to clean more effectively. The vacuum system and waste recovery tank remove soils and moisture from the surface and collects it in the tank. With this machine, we can expedite the removal of water and moisture from damaged materials and textiles to help restore it to preloss conditions. In doing this, the potential of having to replace materials or belongings is lowered.

THE OZONE GENERATOR: The portable ozone generator eliminates a variety of odors caused by animals, cigarette smoke, mold and mildew, fire, and water damage. This machine generates “ozone”, which consists of unstable oxygen molecules (containing three oxygen atoms). Ozone chemically reacts with odor-causing molecules to oxidize residues and remove the odors. When using this piece of equipment, we follow the absolute and necessary guidelines of use with the purpose of all people and pets should be removed from the environment during the ozone process for health and safety reasons. Once the deodorization process is complete, ozone quickly reverts to the normal oxygen molecule, leaving no residues. Once the odor is gone, the results are permanent. One of the features of the ozone generator is that it is made to be compact and portable, yet also be a durable and professional unit.

WEARING AND FIT CHECKING OUR RESPIRATORS: Safety for not only our Technicians, but also our customers, is a priority at SERVPRO. We enforce that respirators must be worn during all times by our technicians during exposure to hazardous situations. To be safe, we follow one rule of thumb: if the work environment is unpleasant or if it makes you dizzy, our crew is to wear their respirators. No if’s, and’s or but’s. If we are using respirators, we inform customers in the general area of this and advise them with the necessary precautions associated with the work going on for their safety.

DEHUMIDIFICATION EQUIPMENT: By extracting water vapor from the air, dehumidifiers lower the relative humidity, which in turn increases the rate of evaporation. Our Restoration Technicians position dehumidifiers strategically in a water-damaged structure so the moist, humid air moves through the unit while dry, warm air is discharged from the unit circulating back into the wet areas. Did you know that dry air acts like a sponge to absorb moisture from wet materials? Since it does, we use the dehumidifiers especially because it provides a continual source of dry air to enhance the restoration process. Refrigerant dehumidifiers remove water vapor through condensation, and based on the specific job, we will use a small commercial refrigerant dehumidifier because it removes approximately 8 gallons of water per day from the atmosphere, while an extra-large commercial refrigerant could remove as much as 20 gallons per day.

AIR MOVING EQUIPMENT: Air movers are used in water damage restoration to enhance evaporation at the surface level and reduce drying time. These machines introduce airflow at the surface level and replace the highly saturated air with drier air to enhance evaporation. Our crew has gone through specific training on the science of drying to know how many air movers they will need and how to position them to create airflow across all wet surfaces. In some cases, when the lower portion of multiple walls are wet, involving wet drywall behind baseboards, enough air movers are positioned to create a vortex of circular airflow around the walls. Our technicians operate the air movers in several different positions, offering flexibility in how to direct the airflow with the best possible outcome. 

TRUCK MOUNT EXTRACTOR: A truck-mounted extraction unit consists of several smaller components, which work together to make one of the best pieces of cleaning equipment in the industry. The pieces are made up of the engine, the vacuum, the chemical pump, the water pump, and the heating system. The vacuum system extracts water, soils, and cleaning solutions. The chemical pumping system meters cleaning solution into the extraction tool. The water pumping system pressurizes the water used for cleaning and/or rinsing. The heating system heats the water used for cleaning and rinsing. This equipment setup is crucial and is used for various disaster clean ups. Due to the required training of this equipment our technicians know the specific environment needed for this piece of machinery to work and how to maintain it appropriately for health and safety reasons. 

Moisture Sensors are used to detect moisture in carpets, baseboards and walls.A Moisture Meter is used to determine the actual moisture content of various materials. The moisture tester provides accurate readings, allowing SERVPRO Dane County West to monitor the drying process. 

Thermohygrometers measure temperature and relative humidity. When armed with this information, SERVPRO Dane County West can calculate and create an environment most conclusive to drying. When facing a contaminated water loss, it is not only important to dry the structure, but the structure must also be disinfected and often deodorized.

April snowstorm hits the Madison, WI area with 7.2 inches of snow

Biggest storm of the season hits Madison, WI.

If April showers bring May flowers, what do April snowstorms bring?

The biggest snowstorm of the snow season dumped a record 7.2 inches of snow on Madison Wednesday, but that very likely will be the last snow we see in this very unusual spring.

The heaviest snow fell in a narrow band from Wisconsin Dells to West Bend, with the Dells getting almost 8 inches of snow, according to the National Weather Service.

The snow, combined with rain and sleet, made for harrowing driving conditions during the Wednesday evening commute, with crashes and slide offs reported throughout south-central Wisconsin.

The state highway travel map shows slippery stretches throughout southern Wisconsin Thursday morning, but roads were in fairly good shape for the commute.

About 30 school districts and private schools were opening later than usual Thursday morning, and the Wisconsin Dells School District cancelled classes for the day.

Besides setting a record for April 18 snowfall in Madison, another record was set when the thermometer only got up to 33 degrees, making it the coldest high temperature on April 18 in the capital city, the Weather Service said.

A total of 13.5 inches of snow has fallen this April at the Dane County Regional Airport, the official weather site in Madison. That's the second highest snowfall on record for the month, the record being 17.4 inches in 1973.

With the snow finally moving on, we should see a pretty good stretch of weather, with no snow in the extended forecast.

27 Storm Track meteorologist Guy Brown said sunshine and warmer temperatures are forecast through Monday, with highs of 43 on Thursday, 51 on Friday, 57 on Saturday, 58 on Sunday and 62 on Monday.

The Weather Service said there's a slight chance of rain showers Tuesday and Wednesday, with highs of 62 and 55, respectively.

Brown said it could be colder next Thursday at 48, under mostly to partly sunny skies.

Wednesday's high of 33 was a record coldest high, 26 degrees below normal and 54 degrees below the record high of 87 for April 18, set in 1977.

The low was 27, 10 degrees below normal and 9 degrees above the record low of 18 for the date, set in 1983.

The mixed precipitation totaled 0.77 inches at the airport, bringing the April precipitation (rain and melted snow) total up to 2.12 inches, 0.10 inches above normal.

The record precipitation total on April 18 was 2.15 inches in 1880.

For the meteorological spring (March through May), Madison has received 2.86 inches of precipitation, 1.36 inches below normal.

Since Jan. 1, Madison has received 7.04 inches of precipitation, 0.14 inches above normal.

The record 7.2 inches of snow smashed the old record of 3.4 inches for April 18, set in 1912.

Madison has received 13.5 inches of snow this month, 11.5 inches above normal; 16.9 inches for spring, 7.9 inches above normal; and 44.4 inches for the snow season (July to June), 5.7 inches below normal.

To help prevent costly damages due to weather, consider taking the following precautions to protect your property before colder weather hits.

  • Check your business property for downed tree limbs and branches. Weather, such as wind, heavy rain, ice and snow, can cause branches to fall, which could cause damage to the property and potentially cause personal injuries
  • Roofs, water pipes and gutters should all be inspected to ensure they are in proper order. Gutter downspouts should be directed away from your building. Clear gutters of debris that may have gathered during the fall. Leaves and other obstructions can lead to a damming effect that can lead to roof damage and interior water problems.
  • Inspect property, especially walkways and parking lots, for proper drainage to alleviate flood hazard potential.
  • Inspect all handrails, stairwells and entryways to address and correct potential slippery or hazardous areas. Install mats or non-slip surfaces and post caution signs where water could be present.
  • Protect water pipes from freezing by simply allowing water to drip when temperatures dip below freezing. If pipes are under a cabinet, leave the cabinet doors open allowing Warm inside air to circulate around the pipes. If the building has outdoor faucets, consider shutting water off at the main valve in the basement or crawl space. Once the valve is off, open the outdoor faucet to ensure it drains, preventing any remaining water from freezing in the pipe.

Tips for Preparing Your Home for Winter Weather

  • Keep a slow trickle of water flowing through faucets, especially if the pipes for faucets run through unheated or uninsulated areas of your home.
  • Consider shutting off outdoor faucets.  Find the shut-off valve in the basement or crawl space and turn it to off. 
  • If you follow the previous step, then open the outdoor faucet to help ensure it drains completely and the inner valve is shut off. 
  • Ensure gutters are clean and secure.  Leaves and debris accumulate, causing a damming effect on gutters, which could lead to roof problems and water damage. 
  • Proper maintenance of your furnace can help reduce the risk of puffbacks.
